22.02.320 Expiration of permits.

Each permit issued by the building official under the provisions of this chapter shall expire by limitation and become null and void, if the permitted work is not commenced within one hundred eighty days from the date of such permit, or if the work authorized by such permit shows no inspection activity resulting in an approved required inspection at any time within one hundred eighty days of the permit issuance date or last approved required inspection date.
A building permit issued under the provisions of this chapter shall expire by limitation and become null and void if work authorized by such permit:
(A) Has not received approval of a required foundation inspection as defined in Section 22.02.460 at any time within one hundred eighty days of the permit issuance date.
(B) Has not received approval of a required framing inspection as defined in Section 22.02.460 at any time within one hundred eighty days of the approval foundation inspection or within three hundred sixty days of the permit issuance date.
(C) Has not received approval of a required lath and/or wall board inspection as defined in Section 22.02.460 at any time within one hundred eighty days of the approved framing inspection.
(D) Has not received approval of a required final inspection as defined in Section 22.02.460 at any time within one hundred eighty days of the approved lath and/or wall board inspection.
(E) Has been suspended, discontinued or abandoned for a continuous period of one hundred eighty days.
Exception(s):
(1) For large commercial construction projects where construction time scheduled for individual buildings exceeds one and one half years, and project scope exceeds fifty million dollars in valuation, an applicant may propose a phased design prepared in accordance with the conditions specified in Section 22.02.345(D) and 22.02.300 and related building division technical guidelines in lieu of the above inspection schedule. The building official has final approval authority of phased design applications.
(2) Structures located above elevations of five thousand feet have three hundred sixty-five days from the date of permit issue to commence work and three hundred sixty-five days between each required inspection rather than the one hundred eighty days previously stated in this section.
(3) Single family residences being constructed by an owner/builder may, upon written request to the building official, apply for an extension of time for a required building inspection. The building official may extend the time for required inspection activity if circumstances beyond the control of the permittee have prevented the required action from being taken.
(4) The building official shall extend all current active permits issued on or before April 3, 2008 for a Group R-3 Occupancy until November 3, 2008. (Ord. 3618 § 2 (part), 2008)
